UK RETAIL WAREHOUSES REMAIN THE BEST PERFORMING SEGMENT WITHIN RETAIL SECTOR

The latest CBRE Monthly Index shows that the performance of UK commercial property continued to improve. July’s All Property total return of 0.9% was an increase from the 0.7% recorded in June 2013. Capital values increased by an average of 0.4% during July 2013, the fourth successive month of positive growth. At the All Property level, total return and capital value growth have been 4.1% and 0.2% over the year to date. Total returns in the retail sector were slightly stronger in July compared to the previous month. Returns increased from 0.4% in June 2013 to 0.5% in July 2013. Capital values remained flat over the month. Over the year to date, total return and capital value growth were recorded at 3.4% and -0.3%.

Retail Warehouses remained the best performing segment within the sector, with an unchanged total return of 0.7% in July. Capital values continued to increase but at a slightly slower rate this month. After a poor performance in June, Shopping Centres recorded a positive total return of 0.5% in July. However, with stable capital values, this was mainly due to income return. Capital values for High Street Shops continued to decline, decreasing by 0.1%.

Retail rents remained unchanged in July 2013, with shopping centres recording a positive rental value growth of 0.1% for this month. Rents for High Street Shops continued to decline, falling by -0.2% over the month.
