Retail warehouse the best performing sector in the UK

Total returns for the retail warehouse sector have continued to outperform the other retail sub-sectors on an annual basis, reaching 2.4% over the 12 months to October 2012 according to IPD. In terms of investment activity, Q3 2012 saw £478m of assets being transacted, improving on Q2’s relatively subdued level.

In the first three quarters of 2012, a total of £952m worth of transactions was completed, some 40% less than in the same period in 2011. With transaction volumes for the year to date estimated at £1.27bn, the annual total for 2012 is set to be around 39% below the 2011 total of £2.09bn.

Despite the low transactional volumes recorded in Q3 compared with the same period in 2011, we have witnessed a significant increase in supply in Q4. The majority of new product has been marketed in portfolios such as Aviva Investors’ Project Saturn, Resolution Property’s trio of retail warehouse assets and Equitable Life’s two assets in Cheshire Oaks and Ipswich. All of these schemes are reported to be under offer. Interest in the sector has been predominantly from UK funds, institutions and REITs. In particular, the weight of money has been chasing prime.

However, the larger and higher yielding mixed portfolios offering both scale (in excess of £100m) and asset management opportunities have also attracted interest from the funds and the REITs. Prime yields have shown signs of stabilising with prime yields for Open A1 remaining at 5.35% while prime yields for Bulky Goods moved out by 15bps to stand at 6.50% in December 2012. Good secondary Open A1 schemes have also seen yields stabilise, whilst the secondary bulky goods sector remains under pressure.
